Some other Builders use Inferior Materials and Sub-standard Practices in the Construction of their Homes!

Production at ALL COSTS is no way to build a Home !

And if your talking about "manufactured" housing, well... lets not even go there !

They use the cheapest hardware they can find

They use post formed counter tops

Floor coverings are usually all cheap vinyl and carpeting

You pay extra for man doors in the garage or basement.

When Painting, They say spray-it & forget-it !

Particle board shelving in the closets are the norm.

They use skimpy beams and posts not to mention joists. 

2x4s and foam sheathing are to code but cheap. It won't make for a secure home, we use 2x6s and wood sheathing.

Their particle board floor sheathing is glued
 (intermittently ) and nailed not with screw or ring shank nails like Summer Hill Building.

Trusses are fine but 7/16th plywood is a little skimpy  for roof sheathing, I think !

House wrap and caulking are usually extra

You won't find them sealing their windows to the frame.  extra tape, caulk and time...

15# felt and 25 year shingles are the norm.

Cheap siding will fade after a few years.

Stone work is expensive - we use a lot !

Patios and decks are always extra.

8" Concrete foundations and 8" footers.

Radon...what radon...

lawn and seeding are always extra

They don't use re-bar to re-inforce the foundation. a small crack in the foundation is not a problem unless it keeps growing ! 

The cheapest of windows & doors.

40 Gal water heater

Electric base board or inefficient heat pump

1 outside faucet & receptical

min.( to code) recepticals and cable outlets, and forget about ceiling lights

  • Extra heavy duty Steel or Gang'lam "LVL" wood beam with sturdy columns.
  • 2x6 treated sill plates with foam sill sealer and galvanized steel anchor bolts.
  • 2x10 joists throughout home with X bridging and/or solid blocking (where needed).
  • 3/4" T&G sub-floor sheathing glued and screw nailed.
  • 2x6 exterior wall framing with 1/2" OSB sheathing and 2x4 studs in interior and garage walls.
  • Both pre-engineered roof trusses and stick built roof systems with 5/8" OSB sheathing, H-clips and hurricane bracing.
  • Entire home covered with Tyvek®, Typar or similar  "House Wrap" product.
  • R19 insulation in all exterior walls, R38 in flat ceilings, R30 in vaulted areas and over unheated areas. All framing joints sealed with caulking or foam.
  • Fully Flashed roof system with #30 felt paper, ice shield, drip edge, and ridge vents.
  • 30 year Premium shake style fiberglass shingles.
  • Premium "maintenance free" vinyl siding and soffitt, aluminum fascias and gutters.
  • Quality cultured stone veneer on front.
  • All drywall is glued and screwed with moisture board in all wet locations.
  • Fire-board drywall on garage warm walls and ceiling.

The Foundation:

  • 10"-12"x20" Continuous concrete footers, under 10" x 8' poured concrete walls with re-bar reinforcing on multiple layers.
  • Sprayed on damp proofing sprayed on entire foundation.
  • 4" perforated french drain around the exterior of the foundation will run ground water away from your home.
  • A passive RADON/ Moisture /mitigation system is installed under your basement floor and vented to the outside.
  • Poured 4" concrete floor, finished smooth, over 8" of 2B stone in basement, with a poly vapor barrier
  • 4" concrete with reinforcing in garage and porch stoop.
  • Driveway and turnaround areas are graded with heavy stone base and paved (optional).
  • Entire lot finished graded, raked, seeded and covered with straw (where needed).
